Standard Building Inspection - Residential Dwelling
A Standard Building Inspection Report meets the basis Australian Standards only and covers the property more room by room. The inspection comprises a thorough visual inspection of all external and internal areas with the report stating the property’s general overall condition in plain English. Where a manhole is accessible, ceiling cavities are also inspected.
Comprehensive Building Inspection - Residential Dwelling
The Comprehensive Inspection Report contains all the components of the Standard Report but has much more detail and includes issues above the Australian Standards, takes photographs of all areas of concern, wherever possible Eric will have recommendations for defective areas, and goes through the property more item by item. Issues that are above the Australian Standards include health and safety issues including the possible presence of asbestos or lead paint, security, fire concerns, surface water drainage and local Council Building Act Compliance issues. Where a manhole is accessible, ceiling cavities are also inspected.
Building Inspections - Sets of Units/Townhouses etc.
A Pre-Purchase building inspection for Units and Townhouses comprises some components from both the Standard Building Inspection and Comprehensive Building Inspections. Sets of Units and Townhouses is more a commercial venture and the Inspection Report reflects this going through the property item by item and carried out in accordance with Australian Standards.
Pre Purchase Timber Pest Inspection - Residential Dwelling, Commercial and Units/Townhouses etc.
This Report, no matter which level of building report is chosen, always comes inclusive of photographs and covers the property from fence line to fence line, inside the property and includes a ceiling cavity inspection. The Report will include all conducive conditions present at the property and at the end of the Report there will be recommendations on how to address any areas of concern. The Inspection is conducted by a fully Licensed and Qualified Termite Specialist concentrating on detecting termites and/or nests, current or previous termite damage and all other types of timber pests eg. Borers.
If active termites are found during the course of the Inspection, the Report will also include relevant costs to treat the termite affected area/s. Based on the Inspection, Quotations for a full Termite Barrier Management System can also be provided.
Commercial Building Inspections - Including Pre-Purchase, Units/Townhouses/Investment Property
This Report comprises a thorough visual inspection of the commercial property both externally and internally with the report stating the property’s general overall condition in accordance with Australian Standards, including photographs of all areas of concern.
Building Inspections Plus | These Inspections are designed to keep the Landlord in the loop and reporting on the current condition of his investment and outlining those issues of immediate concern.
The Building Inspection Report focuses on safety issues regarding such areas as subfloors; decks; verandahs; timber flooring, to name just few. For all defects listed, there will be a corresponding photograph clearly showing the area of concern.

The New Home Pest Report includes an Inspection of the Termite Barrier installed, records and photographs any and all conducive conditions that may have inadvertently been introduced by builders/contractors and which may affect the warranty pertaining to the Barrier.
The New Home Evaluation Report contains all the components of a normal Building Inspection but also includes checks on all products and materials installed ensuring correct installation procedures have been followed. This Inspection is designed to determine if any defects and/or disputes exist at the time of handover or within six months from handover. Boroscopes are used to view inaccessible areas to determine any areas of concern. The invasive inspection entails a 12mm hole being drilled through a particular area and a boroscope placed inside the area to determine the problem or cause of concern. Generally, this inspection is carried out to determine the cause of moisture problems in wet areas.
